Sun City West homes for sale, golf, clubs and a full calendar.
When you buy in Sun City West you are also buying into a recreation association, a golf system, a club culture and a set of fees most neighborhoods do not have. Here is what matters before you tour.
Key takeaways
- Four recreation centers, seven golf courses and more than 90 chartered clubs.
- 2026-27: $618 per person on the deed; $5,750 Asset Preservation Fee.
- Fully built out, so nearly every home for sale is a resale.
- Corte Bella, inside the Sun City West area, is a separate gated community.
Sun City West at a glance
Del Webb opened Sun City West in 1978, and the community was completed in 1997. It is an active adult community for people 55 and older, northwest of Phoenix next to Surprise and close to original Sun City. The Recreation Centers of Sun City West (RCSCW) reports roughly 17,000 homes plus several hundred apartments.
- Four large recreation centers with pools, fitness rooms, hobby and craft studios, and meeting space
- Seven golf courses owned by RCSCW, with discounted member golf cards
- More than 90 chartered clubs, from woodworking and lapidary to pickleball, music and theater
- Bowling, lawn bowling, tennis, pickleball, walking paths and community events
Because the community is fully built out, nearly everything for sale is a resale. That means mature landscaping and established streets, and it means condition and updates vary a lot from one house to the next.
What it costs to own in Sun City West
RCSCW sets its fees each fiscal year (July 1 to June 30). For July 1, 2026 through June 30, 2027:
- Owner member dues: $618 per year per person on the deed
- Asset Preservation Fee: $5,750, paid once by the buyer at purchase
- Deed transfer fee: $275
- Unlimited annual golf card: $4,050 (lower-cost Kachina and Coyote cards are also offered; see our golf guide)
Some homes, especially condos, patio homes and certain attached homes, also have a separate HOA with its own dues and rules.
The "per person on the deed" detail matters: a couple who both appear on title pays dues for two people. We confirm the current numbers in the resale disclosure for the specific home. Our article Sun City West fees 2026-27 breaks down this year's schedule.
Home styles and what buyers look for
Sun City West was built over about two decades, so you will find a wide range of floor plans, lot sizes and finishes:
- Single-family homes, many single-story with two-car or golf-cart garages
- Patio homes and duplex-style homes with smaller yards
- Condominiums and apartment-style units for lower-maintenance living. See our condos, townhomes and patio homes guide
- Golf course lots with fairway or lake views
On tours we look closely at roof type and age, HVAC age, plumbing updates, windows and doors, and kitchen and bath remodels. Desert homes age differently than homes in colder climates, so two similar-looking houses can carry very different near-term costs. Location matters too: a short cart ride to a favorite rec center or course, quiet streets, guest space, or an easy yard.
Sun City West vs. Sun City vs. nearby options
Many relocating buyers see Sun City West and original Sun City on the same trip. They share Del Webb roots and a recreation-center model, but they have separate associations, separate fees and different layouts. Original Sun City charges its assessment per property ($680 for 2026), while Sun City West charges dues per person on the deed. Our Sun City vs Sun City West comparison and RCSC explained guide go deeper.
Inside the Sun City West footprint sits Corte Bella, a separate guard-gated community with its own HOA and golf club. A few miles away in Surprise, Sun City Grand offers another Del Webb option with HOA-style governance.
