Sun City Grand, now officially called The Grand, is Del Webb's third active adult community in the northwest Phoenix Valley, after original Sun City and Sun City West. It sits in Surprise, about 18 miles northwest of Phoenix, and attracts buyers who like the Sun City lifestyle but want newer homes and a single-association structure. If you are looking at Sun City Grand homes for sale, here is what to know.
Because it was built between 1996 and 2005, homes in The Grand are generally newer than much of original Sun City and Sun City West. That often means more open floor plans, larger garages and more modern construction, though many homes are now 20 to 30 years old and condition still varies.
The Grand is organized around several recreation and community centers:
Residents also have pickleball, bocce, performing arts stages, billiards and dozens of clubs and interest groups. Confirm current amenity details and hours with the Sun City Grand Community Association.
The Grand uses a homeowners association model with one annual assessment, which is different from the recreation-center associations in Sun City (RCSC) and Sun City West (RCSCW). Published figures for the July 2026 to June 2027 assessment year show an annual assessment of about $1,976 and roughly $5,270 in one-time buyer fees at closing. Golf is not included in the assessment. Fees are reviewed every year, so always confirm the current numbers with the association's resale disclosure for the specific property.
For comparison, original Sun City's 2026 RCSC assessment is $680 per property per year with a $4,000 Preservation & Improvement Fee, and Sun City West's 2026-27 dues are $618 per person on the deed with a $5,750 Asset Preservation Fee. The Grand's higher assessment covers a different set of services, so compare total costs and what is included, not just the headline number.
Del Webb built more than 50 floor plans in The Grand, ranging from smaller cottage and classic series homes to larger premier and estate series homes, plus attached villas and condominiums. Popular features include:
Floor plans with a den or flex room are especially popular with buyers who want a hobby room, home office or space for visiting grandchildren.
The Grand is age-restricted. Third-party sources describe the qualifying age differently (some list 45+, others 55+), so confirm current occupancy and guest rules in the CC&Rs before you buy, especially if a younger spouse or family member will live with you.

Owning in The Grand means living inside the City of Surprise, with city services and Surprise Police Department coverage rather than the unincorporated-county setup of Sun City and Sun City West. Surprise has grown quickly, so shopping, restaurants, medical offices and big-box stores are close by, and Grand Avenue (US-60) and Loop 303 connect you to the rest of the Valley. Spring training baseball at Surprise Stadium is a seasonal favorite for many residents.
Because Sun City West is right next door, residents of The Grand often shop, dine and see doctors in both communities. That makes The Grand a good choice for buyers who want a Del Webb lifestyle with newer homes while staying close to the established Sun City corridor.
