Sun City West Fees 2026-27: What Buyers Actually Pay

October 18, 2026

When buyers ask us what Sun City West really costs, the list price is only the beginning. Every home here comes with Recreation Centers of Sun City West (RCSCW) dues, a one-time fee at closing, and often a separate HOA. The numbers reset every July 1. Here's a plain-English breakdown of the Sun City West fees for 2026-27: what buyers actually pay, what sellers pay, and the details that catch people off guard.

All RCSCW figures below come from RCSCW's official Membership Fees schedule, effective July 1, 2026 through June 30, 2027.

The short version

  • Annual dues: $618 per person on the deed (up from $598 in 2025-26)
  • Asset Preservation Fee: $5,750, one time, paid by the buyer (up from $5,400)
  • Deed transfer fee: $275
  • Seller resale disclosure fee: $125
  • Golf: extra. Cards run from $325 (Coyote) to $4,050 (Unlimited Annual).
  • HOA dues: extra if the home is in a condo, townhome or patio home association

Annual dues: $618 per person, not per house

This is the single most misunderstood Sun City West fee. RCSCW charges owner member dues per person on the deed. A single owner pays $618 a year. A couple who are both on title pay $1,236. Three people on the deed pay $1,854.

That's different from original Sun City next door, where the Recreation Centers of Sun City (RCSC) charges its 2026 assessment of $680 per property. For a couple, Sun City West dues end up a bit higher. For a single buyer, they're a bit lower. If you're comparing the two, our Sun City vs. Sun City West guide lays them side by side.

Dues give you access to the four recreation centers, the chartered clubs, and member pricing on golf and bowling. They don't cover green fees or golf cards.

The Asset Preservation Fee: $5,750, one time

The Asset Preservation Fee (APF) is a one-time charge that helps fund major maintenance, replacement and new construction at RCSCW's facilities. Under RCSCW policy Fi-17, the purchaser pays it. It's due on the date the deed is recorded with the county, and when there's an escrow, the title company collects it with the other closing fees.

For 2026-27, the APF is $5,750, up $350 from last year's $5,400. The Governing Board sets the amount each year as part of the budget, and the new amount takes effect at the start of the fiscal year.

When the APF can be refunded or doesn't apply

RCSCW's policy includes a few exemptions worth knowing about:

  • Moving within Sun City West. If you've owned and lived in a Sun City West home for at least a year and sell it within 12 months of buying your next owner-occupied Sun City West home, you may qualify for a refund of the APF on the new purchase. Other conditions apply, including limits on renting and on ownership percentage, and you have to apply within the policy's deadline.
  • Certain transfers at death. The policy exempts a surviving joint tenant spouse, a transfer through a beneficiary deed, and a probate deed of distribution to an heir.
  • Some no-cost transfers that Arizona law treats as exempt.

RCSCW decides whether a transfer qualifies, so confirm with RCSCW Member Services and your title company before you count on an exemption.

What buyers actually pay

Here's a simple example for a couple buying a single-family home in 2026-27, with no separate HOA:

ItemAmount
Asset Preservation Fee (one time)$5,750
Deed transfer fee (if the contract assigns it to the buyer)$275
Annual dues for two people on the deed$1,236 a year

That's about $6,025 in one-time RCSCW fees at closing, plus $1,236 a year in dues. Dues for the current year are usually prorated in escrow. Add your normal Arizona closing costs (title, escrow, lender fees if you're financing), property taxes and homeowner's insurance to get your full picture.

If the home is a condo, townhome or patio home with its own HOA, add those dues and any HOA transfer fees too. We cover that in our guide to Sun City West condos, townhomes and patio homes.

What sellers pay

Sellers typically pay RCSCW's $125 seller resale disclosure fee, any HOA resale disclosure fees, their share of title and escrow costs, their listing commission, and any repairs or credits they agree to after inspection. Sellers don't pay the APF on their own sale, since the buyer pays it. But if you're selling one Sun City West home and buying another, look into the replacement-home refund described above.

Who pays any particular fee can be negotiated in the purchase contract. We spell it out in writing before you sign anything. Thinking about selling? Start with a free home valuation, and we'll include an estimated net sheet.

Golf is a separate line item

If you golf, plan for it separately. RCSCW's 2026-27 golf cards are Unlimited Annual at $4,050, Kachina at $895, Coyote at $325 and Unlimited Twilight at $1,635. A $100 household discount applies when Unlimited or Kachina cards are bought within the year in the same household. You can also skip the card and pay member per-round rates. Our Sun City West golf courses guide covers every course and card.

Other fees worth knowing

  • Guests: $6 per day for guests over 18, and $4 for ages 6-18
  • Late fee on unpaid dues: $61.80
  • Renting your home out: tenants need a tenant activity card ($115 a month up to five months, or $618 for 6-12 months), and the landlord fee is $618
  • Credit card surcharge: RCSCW adds 3% to credit card payments

Why fees catch buyers off guard

A lot of online articles still quote last year's numbers, like $598 in dues or a $5,400 APF. Fees change every July 1, and the per-person rule can double the dues you expected. Before you write an offer, we confirm the current RCSCW figures, check whether the home has a separate HOA, and estimate your total cash to close. If you want that worked out for a specific home, contact us, or browse Sun City West homes for sale to start your search.
