Buyer guide

Buying a home in Sun City, one step at a time.

Buying here is a lot like buying anywhere in Arizona, with a few extra steps because these are age-restricted communities with recreation center fees. We filmed a short video for each step.

The five steps

1. Financing

Proof of funds or a preapproval letter.

2. Find & offer

Pick the community, phase and plan, then negotiate.

3. Escrow

Buyer Advisory and community addendum.

4. Inspect & appraise

Roof, plumbing and AC on older homes.

5. Close & keys

Title, closing papers, then the keys.

Step 1: Get your financing lined up

Before you write an offer, sellers want to know you can close. If you are paying cash, that means proof of funds. If you are using a loan, it means a prequalification or preapproval letter. Plenty of our buyers pay cash, but a mortgage can make sense too.

Step 2: Find the right home and write an offer

Once you know your budget we help you narrow down the community, the phase and the floor plan. When you find the one, we write a strong offer and negotiate on your behalf. Not sure what a good deal looks like here? Tim breaks it down.

Step 3: Offer accepted, now what?

During escrow you will review the Arizona Buyer Advisory and the community addendum that covers the 55+ rules and the recreation center fees.

Step 4: Inspection and appraisal

A good inspection is a must with homes that are 30 to 60 years old. We will help you know what to look for on roofs, plumbing and AC. If you are financing, the lender will also order an appraisal.
