Corte Bella is often called the "Jewel of the West Valley." It is a guard-gated, Del Webb-built country club community of 1,650 single-family homes, set inside the Sun City West area but run as its own separate community. If you are looking at Corte Bella homes for sale, the most important thing to understand is that Corte Bella is not part of the Recreation Centers of Sun City West. It has its own HOA, its own amenities and its own golf club. This guide explains what that means for buyers and sellers.
Corte Bella was planned as a smaller, more upscale alternative to the large open neighborhoods around it. With 1,650 homes compared with roughly 17,000 in Sun City West, it feels more like a private neighborhood than a small town.
Corte Bella's clubhouse and amenities are run for its own residents. According to the community, they include:
The golf course is the community's centerpiece. Fairways wind through the neighborhoods with lakes and mountain views, so many homes have golf frontage or views. Homeownership includes a social membership with the golf club; full golf privileges are separate. Confirm current membership levels and costs directly with the club.
This is where many buyers get confused. Corte Bella is surrounded by Sun City West, uses a Sun City West mailing address, and was built by the same company. But:
| Corte Bella | Sun City West | |
|---|---|---|
| Governance | Corte Bella HOA | Recreation Centers of Sun City West (RCSCW) |
| Homes | 1,650 single-family | ~17,000 homes plus apartments |
| Gated | Yes, guard-gated | No |
| Golf | 1 course (Corte Bella Golf Club) | 7 RCSCW courses |
| Rec center access | Corte Bella amenities | 4 RCSCW recreation centers |
| Built | 2003-2007 | 1978-1997 |
Corte Bella homeowners do not get RCSCW membership through their home, and they do not pay RCSCW dues or the RCSCW Asset Preservation Fee. Instead they pay Corte Bella HOA dues and Corte Bella's own one-time fees at purchase. If you want access to Sun City West's recreation centers and seven golf courses, you would buy in Sun City West itself. Read our Sun City West guide for that side of the comparison.
Corte Bella's HOA sets its own dues, reserve contributions and closing fees, and they are reviewed regularly. Rather than relying on numbers from old listings or third-party sites, request the current HOA resale disclosure for the specific home. When comparing, look at:
We help buyers put Corte Bella's total cost side by side with Sun City West, Sun City and Sun City Grand so the comparison is apples to apples.
Homes are ranch-style, single-story, single-family homes. Third-party listing data shows a range from roughly 1,100 to 3,200 square feet with two to four bedrooms. Because Corte Bella was built later and positioned as a premium community, many homes include higher-end finishes, larger lots, three-car or golf-cart garages and, in some cases, casitas for guests.
When touring, we look at:
Corte Bella is an age-qualified active adult community governed by its own CC&Rs. Different sources describe its occupancy rules in slightly different ways, including minimum age and percentage requirements. Read the current CC&Rs and confirm with the HOA how the rules apply to your household, including younger spouses and visiting family.
Corte Bella's limited inventory and gated, golf-focused setting attract a specific buyer. Strong listings highlight golf and mountain views, the floor plan, upgrades and the clubhouse lifestyle, and they explain clearly that Corte Bella is separate from RCSCW. One advantage of Corte Bella's location is everything around it. Banner Del E. Webb Medical Center, grocery stores, restaurants and services in Sun City West and Surprise are a short drive, and Grand Avenue and Loop 303 connect you to the rest of the Valley. Residents get a private, gated neighborhood with easy access to an established 55+ corridor.
