Golf at Copper Canyon

Copper Canyon Golf Club began as 18 holes and later added nine more for a total of 27. The course and the Indigo Grille are owned by the Sun City Festival Community Association and managed by Troon Golf, with wide desert and mountain views. Golf fees are separate from HOA dues.

Homes: new construction and resale

  • New Del Webb homes, including the Skyline series, which Del Webb describes as low-maintenance homes with yard work and exterior landscaping handled for owners
  • Resale homes in earlier phases, often with mature landscaping and upgrades already in place

All homes are single-story. New construction offers builder warranties and the chance to pick finishes, but often comes with a wait. Resales offer immediate move-in and established neighborhoods. We help you compare both on lot, included features and total cost.

Buying new? Bring your own agent. Builder sales staff represent the builder. Having your own agent with you on your first visit to the sales center is usually required for representation, so call us before you go.

Fees and governance

Sun City Festival uses a homeowners association model. Del Webb states that assessments are reviewed each year during budgeting, that most community activities are included in fees (with nominal charges for some lifestyle and fitness activities), and that reserve studies are done every three years. While the community is still being built, the developer holds board seats. Request current dues and any one-time fees for the specific home.

The tradeoff is mainly location and age of homes. Festival offers newer homes and modern amenities; Sun City, Sun City West and Sun City Grand are closer to established shopping, hospitals and the central West Valley, with deeper resale markets.

Living in Buckeye

Buckeye is one of the fastest-growing cities in Arizona. Expect a more open desert setting than the established Sun City corridor, with mountain views and quieter roads. Drive the routes to your doctors, the airport and family at different times of day before you commit. If you are relocating, consider visiting more than once.

Who Sun City Festival fits best

  • Buyers comfortable with a longer drive to central West Valley services
