If golf is a big part of your retirement plan, Sun City West belongs at the top of your list. The Recreation Centers of Sun City West (RCSCW) owns and runs seven golf courses for its members: four regulation courses and three executive courses. Two more independent courses, Hillcrest and Briarwood, sit inside the community, which is why PORA (the Property Owners and Residents Association) describes Sun City West as home to nine golf courses. This guide covers every Sun City West golf course, where each one sits in the community, and what the 2026-27 RCSCW golf cards cost. It's the same rundown we give buyers when they tell us golf comes first.
RCSCW groups its courses into regulation (full-length) and executive (shorter) layouts. Here is each one with the address listed on RCSCW's official course map and where it sits within Sun City West.
| Course | Type | Address | Where it sits |
|---|---|---|---|
| Deer Valley | Regulation | 13975 W Deer Valley Dr | North side of the community |
| Grandview | Regulation | 14260 W Meeker Blvd | Southwest, toward Grand Ave |
| Pebblebrook | Regulation | 18836 N 128th Ave | Southeast, near 128th Ave |
| Trail Ridge | Regulation | 21021 N 151st Ave | West side, off 151st Ave |
| Desert Trails | Executive | 22525 N Executive Way | Far northwest, near Loop 303 |
| Echo Mesa | Executive | 20349 N Echo Mesa Dr | Center of the community |
| Stardust | Executive | 12702 W Stardust Blvd | East side, off Stardust Blvd |
The four regulation courses are full-length layouts. They're the ones avid golfers play most, and the ones a lot of our buyers want to live near. Grandview sits in the southwest part of the community off Meeker Boulevard. Trail Ridge is on the west side along 151st Avenue. Deer Valley anchors the north side, and Pebblebrook is in the southeast near 128th Avenue. Because they're spread across the community, most Sun City West homes are a short golf-cart ride from at least one regulation course.
Executive courses are shorter and usually play faster. That makes them a great fit for a quick morning nine, for golfers coming back from an injury, or for spouses who play at different levels. Echo Mesa is right in the middle of the community. Stardust is on the east side, and Desert Trails is in the far northwest corner near Loop 303. RCSCW's 2026-27 rate sheet prices executive rounds a few dollars below regulation rounds.
RCSCW's course map also shows three clubs that are not RCSCW courses:
These clubs set their own membership rules and rates, and RCSCW golf cards don't cover them. If you're buying a home on or near one of these courses, ask us to pull the club's current membership details along with the home's disclosures.
RCSCW sells discount golf cards for each fiscal year, July 1 through June 30. These are the published prices for July 1, 2026 through June 30, 2027:
| Card | 2026-27 price | RCSCW says it pays off if you play | Highest winter rate per round | Highest summer rate per round |
|---|---|---|---|---|
| Unlimited Annual | $4,050 | 110+ rounds a year | No green fee | No green fee |
| Kachina | $895 | 61-109 rounds a year | $29 | $14 |
| Coyote | $325 | 44-60 rounds a year | $38 | $20 |
| Unlimited Twilight | $1,635 | 61+ rounds a year | No green fee (twilight times) | No green fee (twilight times) |
A few details buyers often miss:
If you'll only play now and then, you can skip the card and pay the member rate per round. RCSCW's 2026-27 member rate for 18 holes on a regulation course ranges from $25 in July through September to $48 from November through April, which is peak season. Executive rounds run a few dollars less. For 18 holes, cart rental is listed at $16 per person, and a member range ball card is $90.
Count how often you really play during the winter months, when per-round rates are highest. Someone who plays two or three times a week from November through April and less in summer often lands in Kachina territory. Daily golfers usually do best with the Unlimited card. Someone who plays a couple of times a month is often better off paying per round or buying a Coyote card. RCSCW's own break-even guidance (in the table above) is a good starting point.
When you buy a home in Sun City West, each person on the deed pays RCSCW owner member dues: $618 per person for 2026-27. Buyers also pay a one-time $5,750 Asset Preservation Fee at purchase. Those dues give you access to the recreation centers and clubs, plus member golf rates. They don't include green fees or a golf card. For a couple who both golf, the yearly cost is two sets of dues plus whatever cards or rounds each person buys. For the full fee picture, see our Sun City West homes for sale guide.
Golf course homes are some of the most requested properties we show. Here's what we walk through with buyers:
Want a lower-maintenance option near the course? Many buyers pair golf with a condo or patio home. See our guide to Sun City West condos, townhomes and patio homes.
If you're coming from out of state, plan a round or two on your scouting trip. Play one regulation course and one executive course, then drive the neighborhoods around each. PORA's Sun City West Visitors Center at 13815 W. Camino del Sol offers community information and free guided tours, which is a good first stop. Then we can line up homes near the courses you liked best.
We're Tim and Amy Nixon, a local Sun City and Sun City West team with 228 Google reviews and a 4.97-star average. When a buyer tells us golf comes first, we build the search around the course, not just the house. We'll show you homes near your favorite layout, explain the dues and golf card math for your household, and point out what to inspect on a golf course lot. RCSCW owns and operates seven courses: four regulation (Deer Valley, Grandview, Pebblebrook and Trail Ridge) and three executive (Desert Trails, Echo Mesa and Stardust). Hillcrest and Briarwood are also inside the community but operate separately, so PORA counts nine courses in total.
For July 1, 2026 through June 30, 2027, RCSCW lists the Unlimited Annual card at $4,050, Kachina at $895, Coyote at $325 and Unlimited Twilight at $1,635. A $100 household discount applies to Unlimited or Kachina cards bought within the year in the same household.
No. The $618 per-person annual RCSCW dues for 2026-27 give members access to facilities and member golf rates. Green fees, golf cards and cart rentals are extra.
RCSCW publishes public play rates and sells a Public Frequent Play card ($1,600 for 2026-27). That means non-members can play, though at higher rates than members. Check with the pro shop about current tee time rules.
No. RCSCW's course map lists Hillcrest and Briarwood (along with Corte Bella Golf Club) as other courses and clubs, separate from the seven RCSCW courses. RCSCW golf cards don't apply there.
Many newer or returning golfers start on the executive courses, Desert Trails, Echo Mesa and Stardust, because they're shorter and play faster. Members can play any RCSCW course, so try a few and see which you like.
