Sun City West AZ Homes for Sale

Sun City West is one of the largest active adult communities in Arizona, and it is a very different place to buy than a typical Phoenix suburb. If you are looking at Sun City West AZ homes for sale, you are also buying into a recreation association, a golf system, a club culture, and a set of one-time and annual fees that do not exist in most neighborhoods. This guide covers what matters before you tour, what it costs to own, and how The Nixon Group helps buyers and sellers here.

Sun City West at a glance

Del Webb opened Sun City West in 1978, and the community was completed in 1997. It is an active adult community for people 55 and older, located northwest of Phoenix next to Surprise and close to original Sun City. The Recreation Centers of Sun City West (RCSCW) reports roughly 17,000 homes plus several hundred apartments, and membership of more than 27,000 owners, associates, investors and tenants.

The recreation system is the core of daily life:

  • Four large recreation centers with pools, fitness rooms, hobby and craft studios, and meeting space
  • Seven golf courses owned by RCSCW, with discounted member golf cards
  • More than 90 chartered clubs, from woodworking and lapidary to pickleball, music and theater
  • Bowling, lawn bowling, tennis, pickleball, walking paths and community events

Because the community is fully built out, nearly everything for sale is a resale home. That is good news for buyers who want mature landscaping and established streets, and it means condition and updates vary a lot from one house to the next.

What it costs to own in Sun City West (2026-27)

Fees in Sun City West are set by RCSCW and change each fiscal year (July 1 to June 30). For July 1, 2026 through June 30, 2027, the published RCSCW schedule shows:

  • Owner member dues: $618 per year per person on the deed
  • Asset Preservation Fee: $5,750, paid once by the buyer at purchase
  • Deed transfer fee: $275
  • Unlimited annual golf card: $4,050 (lower-cost Kachina and Coyote cards are also offered)

The "per person on the deed" detail matters. A couple who both appear on title pays dues for two people. Some homes, especially condos, patio homes and certain attached products, also have a separate HOA with its own dues and rules on top of RCSCW. Always confirm the current numbers in the resale disclosure for the specific property. Fees can change at the start of each fiscal year.

Home styles and what buyers look for

Sun City West was built over about two decades, so you will find a wide range of floor plans, lot sizes and finish levels. Common options include:

  • Single-family homes, many single-story with two-car or golf-cart garages
  • Patio homes and duplex-style homes with smaller yards
  • Condominiums and apartment-style units for lower-maintenance living
  • Golf course lots with fairway or lake views

When we tour with buyers, we look closely at roof type and age, HVAC age and efficiency, plumbing updates, window and door condition, and whether the kitchen and baths have been remodeled. Desert homes age differently than homes in colder climates, so a house that looks similar to the one down the street can carry very different near-term costs.

Location inside the community matters too. Some buyers want to be a short cart ride from a specific recreation center or golf course. Others care most about quiet streets, guest space for visiting family, or a yard that is easy to keep up.

Sun City West vs. Sun City vs. nearby gated options

Many relocating buyers look at Sun City West and original Sun City on the same trip. They share Del Webb roots and an age-restricted, recreation-center model, but they have separate associations, separate fees and different layouts. Original Sun City charges its assessment per property ($680 for 2026), while Sun City West charges dues per person on the deed. Our Sun City vs. Sun City West comparison and RCSC recreation centers explained guide go deeper.

Inside the Sun City West footprint sits Corte Bella, a separate guard-gated community with its own HOA and golf club; Corte Bella owners do not get RCSCW membership through their home. A few miles away in Surprise, Sun City Grand offers another Del Webb option with HOA-style governance. Comparing these side by side is one of the most useful things we do for buyers.

Buying a home in Sun City West

  1. Decide how you want to live. Golf every day, clubs and classes, or quiet low-maintenance living? That shapes which streets and home types fit.
  2. Get pre-approved or confirm proof of funds. Many buyers here pay cash, so a clean, well-documented offer helps you compete.
  3. Read the fee and HOA documents early. Know the Asset Preservation Fee, dues for everyone on title, and any sub-HOA dues before you write an offer.
  4. Inspect carefully. Plan for a full inspection and ask about roof, HVAC, plumbing and pest history.
  5. Confirm age and occupancy rules for your household, including guests and visiting grandchildren.

Selling a home in Sun City West

Buyers in Sun City West include local move-downs, part-time residents and out-of-state retirees who often shop online first. Good listing photos, accurate floor plans, and a clear story about the recreation centers, golf and nearby amenities help these buyers decide to tour. Pricing has to reflect the right comparable sales, not just the overall market. Our seller guide and free home valuation are good places to start.
